Repair Your Sewer Line Without the Mess

Traditional sewer line repair means digging a trench across your yard — sometimes through your driveway, hardscape, or mature landscaping — to expose the damaged pipe. The repair itself might take a day. The landscape restoration that follows can take weeks and add thousands to the final bill.

Trenchless sewer repair offers a different path. By accessing the line through small entry points instead of a full trench, modern trenchless methods can repair or replace damaged sewer pipe with minimal surface disruption. At Lighthouse Plumbing, we start with a sewer camera inspection of your line, then recommend the right trenchless approach for your specific situation — whether that means lining the existing pipe from the inside, replacing it through its current path, or routing a new line around the obstacle.

  • Camera inspection comes first — diagnosis before quotes
  • Repair options explained in plain language
  • Multiple methods evaluated for your specific line
  • Driveways, landscaping, and hardscape preserved where possible
  • Faster project timelines than traditional excavation
  • Upfront written estimates, no surprises
  • 24/7 emergency service for sewer backups
  • Licensed and insured (#LIGHTP*832PL)

The Trenchless Toolbox

Modern trenchless plumbing isn't one method — it's a set of tools we choose from based on what your sewer line actually needs.

Sewer Camera Inspection

Every trenchless project starts here. A high-definition camera shows us exactly where the damage is, what's causing it, and whether the pipe is a candidate for trenchless work at all.

Pipe Lining (CIPP)

Cured-in-place pipe lining installs a new pipe inside the old one — a resin-saturated liner is inserted, expanded, and cured. The existing pipe becomes the path; the new liner is the structure.

Pipe Bursting

Pipe bursting pulls a new pipe through the path of the old one while a bursting head fractures the old pipe outward. Used when the existing pipe is too damaged to line.

Directional Boring

When the existing line can't be saved or rerouted from the inside, directional boring drills a new path for a new pipe — still without trenching across the entire yard.

When Trenchless Sewer Repair Makes Sense

Trenchless isn't the right fix for every situation, but for these common problems it's often the best option.

Tree Root Intrusion

  • Roots growing through pipe joints
  • Cracks where roots have wedged in
  • Recurring backups despite drain cleaning
  • Older clay or concrete pipe being slowly destroyed

Cracked or Failing Pipe

  • Hairline cracks letting groundwater in
  • Pipe sections shifting or settling
  • Aging cast iron or clay laterals
  • Pipe sagging (belly) in one section

Orangeburg or Aging Material

  • Pre-1970s homes with Orangeburg (tar paper) pipe
  • Cast iron lines reaching end of life
  • Clay tile pipe with deteriorating joints
  • Pipe walls thinning from corrosion

Landscape & Hardscape at Risk

  • Mature trees you don't want to lose
  • Driveway or sidewalk directly above the line
  • Patios, retaining walls, or hardscape over the pipe
  • Recently completed landscaping you want to preserve

When Trenchless May Not Be the Right Fix

Being upfront matters. Here's when traditional excavation may still be the better path — we'll tell you straight if your line falls into one of these categories.

Severe Pipe Damage

  • Pipe has fully collapsed or caved in
  • Major sections are missing
  • Pipe diameter is severely compromised
  • Line is broken in multiple disconnected places

Pitch & Routing Issues

  • Severe back-pitch (pipe sloped wrong direction)
  • Belly in the line holding standing water
  • Pipe needs to be rerouted entirely
  • Improperly installed original line

Access & Code Constraints

  • No safe access points for entry equipment
  • Local code requires a full pipe replacement
  • Pipe material can't accept a liner
  • City or utility coordination required for the route

We'll Tell You If Trenchless Isn't Right

Some plumbers will quote you trenchless even when it's the wrong call. We won't. If your line needs traditional excavation, we'll tell you — and quote that fairly too.

Trenchless Sewer Repair FAQs

Honest answers to the questions Snoqualmie Valley homeowners ask most about no-dig sewer repair.

How much does trenchless sewer repair cost?

Trenchless sewer repair pricing varies significantly based on the length of the line, the depth, the method that fits your situation, and the condition of the pipe. As a general range, trenchless work often runs from a few thousand dollars for short, simple repairs to substantially more for full-line replacement on long laterals. The honest answer: we don't quote trenchless work without seeing your line first via camera inspection. Once we know what we're dealing with, you get a written estimate with multiple options — no surprises later.

How long do trenchless sewer repairs last?

Modern trenchless repair methods use materials engineered to last decades — pipe liners and replacement pipe are designed with lifespans comparable to or longer than traditional new sewer pipe. The exact warranty depends on the method used and the manufacturer; we'll walk you through what's covered as part of your written estimate. Most trenchless work in well-maintained systems will outlast the homeowner.

Is trenchless really cheaper than traditional excavation?

Not always on the repair line itself — but the total project cost often comes out lower once landscape restoration is factored in. Traditional excavation across your yard, driveway, or hardscape can add thousands in restoration costs that don't appear in the plumbing quote. Trenchless typically avoids most of that. We'll show you both options on your estimate when both are viable so you can compare the all-in cost honestly.

Will I need a permit? Will I need to be home?

Yes — sewer line work in King County typically requires a permit, and we handle the permit application as part of the job. You don't need to be home for the work itself, but we do need someone present at the start to confirm scope and access points. Most trenchless projects take one to two days on site, depending on length and complexity. We'll give you a clear timeline before we start.

What happens if you find trenchless won't work for my line?

If the camera inspection shows your line needs traditional excavation — collapsed sections, severe back-pitch, or routing changes — we'll tell you straight and quote that fairly. We don't push a method that doesn't fit. We do traditional sewer line repair and replacement too, so we can solve the problem either way without sending you to another contractor.
